Welcome to the historic Linwood neighborhood in the heart of Oklahoma City. Our 1500 sq ft home was originally built in the early 1930’s. The renovations and design provide all of the modern comforts and class while maintaining the historic charm. The neighborhood is family friendly with bike paths and Wayman's park just a couple blocks away. It is 6 minutes to the State Fair Grounds, 10 minutes to most of the dining and entertainment districts, and 15 minutes to the airport.

Good to know

We have a two story layout with a bathroom on each floor. The master bedroom with luxurious King Size bed is upstairs along with the two twin size beds in the second bedroom. We are pleased to provide a family friendly home with plenty of books, toys, board games, and a favorited "Book Nook" under the staircase. Also on site are a pack n play, stroller, baby gate and booster seat to hopefully save you some space when packing! You will enjoy two living areas downstairs. The sofa in the second living area/tv room folds out in to a full size sofa bed. Feel free to take advantage of our kitchen which is well stocked with all the dishes, appliances, and cookware you will need. After dinner, enjoy your evenings on the back patio and watch the kids play in the playhouse. This is our summer home every year so we have taken great care to provide a comfortable, and aesthetically pleasing space to relax during your stay in our wonderful city! No pets, parties, or smoking on the premises. Registered service animals that perform a service for their owner are welcome. We simply ask that you disclose that you're bringing a service animal after booking and keep them with you at all times. The house has a Ring doorbell camera which only shows the front porch/yard for security purposes. We can accommodate parking for up to 2 vehicles (1 in driveway and 1 in front of house). Please do not park in front of neighbor’s houses.

Other Details to Note

This house is on a one way street, so do be careful to remember this when backing out and leaving. Our driveway is quite steep so use care with low clearance vehicles Please be aware of the following potential fees: - There is an additional fee PER PET $35. - We offer a 1-hour early and late checkout for an additional $20 fee. - Smoking indoors will result in an additional $500 cleaning fee. - Lost items can be returned for a fee of $30. - There is a fee of $100 for unauthorized late checkouts past 11. - We have a "minut" noise/ smoke monitor inside the property. 3 notifications over 80 decibels will result in a $50 fee and we may ask your group to leave the property. - Date change requests are subject to a $30 fee along with the potential rate increase due to supply and demand for the date requested. - Airbnb automatically calculates the price based on the number of guests and pets that you select. If you enter in the wrong number of guests/ pets, then there could be additional charges.

House Rules

The house rules are below and failure to abide could result in you being asked to leave without a refund and/or withholding of your security deposit: - Absolutely no smoking, pets, parties or loud music. - Everyone in the neighborhood knows each other well. Please us maintain a respectful and friendly relationship with our neighbors :) - No climbing out to the roof from upstairs windows. - No parties. Additional guests beyond what is on your reservation is not allowed unless the host approves in advance. - We have a "minut" noise/ smoke monitor inside the property. It only monitors decibels and will not record conversations. - There are 2 parking spots available for your use. - Our house is located in a very quiet neighborhood. - Out of respect for our neighbors, we ask that you keep quiet hours from 10 pm until 9 am. If you are looking for a place to party, this rental is not for you! - We love hosting your furry friends, but it can create a lot of wear and tear on our place. Should you choose to bring pets, we appreciate you keeping them off all furniture and crated when not under direct supervision. Please leave the cover on the sofa to protect it. There is also an additional fee for pets. There is a fully fenced-in yard for your dogs. No aggressive dogs are allowed. Please don't leave dogs unattended in the backyard and clean up after them. - Use coasters on wood surfaces. -Checkout is 11am. There is a fee of $100 for unauthorized late checkouts past 11. Please request a late checkout the night before, if needed. Before checking out, please wash all used dishes and place the trash can outside by the door. - Aside from expected use (such as dirty dishes, dirty linens, etc.), please leave the property the way you found it. -Read the listing details and be aware of the cancellation policy before check-in. We will not give refunds for details that are indicated in our listing. -We are not available past 10 pm to answer questions. - No firearms/ weapons on the premises. - Please return cornhole bags to dry storage container or inside. - No smoking on premises. Smoking may result in a smoking remediation fee. Please note: For safety, fraud prevention, and insurance compliance, we require government-issued ID verification and/or a signed rental agreement prior to check-in.

Note: The driveway is quite steep. It can fit up to 3 cars, but 2 will be on an incline. 2 cars may park on the street in front of the house. Driving, Uber, or Lyft are the easiest ways to get around Oklahoma City, though there are Lime scooters in the downtown areas as well.
